Buy first or sell first?
(NC)—Homeowners preparing to buy a new home often
have to decide whether to sell their current home before
buying a new one. According to Ontario Realtors, one
size does not fit all when it comes to this decision.
“Personal circumstance dictates how a homeowner will
deal with this situation,” says Ron Abraham, president
of the Ontario Real Estate Association. “While selling a
home first alleviates the financial burden of carrying two
homes, it really comes down to what the homeowner’s
needs are.”
Abraham recommends homeowners play it safe by
putting conditions into their offers. “To sellers, I advise
including a condition that says they will sell their home
only if they find a new home within a certain timeframe.
A conditional offer can protect the buyer as well. In
the event that they do not sell their current home, they
won’t be obligated to buy the home they have an offer
on,” says Abraham.
He also recommends homeowners consider the fol-
lowing before deciding on their strategy.
If selling first:
• You’ll know how much money you have to spend on
your new home;
• You’ll be able to make firm offers on homes that you
are serious about buying;
• You might have to rent until you find your next home.
If buying first:
• You may have to finance both homes and carry extra
debt until you sell your current one;
• You may be pressured to sell your current home at a
reduced price in order to align the closing dates;
• You’ll only have to move once and can avoid putting
furniture in storage.
“Be sure to speak to a Realtor when choosing your
strategy,” says Abraham. “These specialists can also
help you negotiate comfortable closing dates, get you
a good price on your home, sell it quickly and help you
understand your finances.”
